General
An appointment is not needed, however we recommend scheduling an appointment.
Our team is availble during office hours Monday-Friday and Saturday. We also have 24 hour call service for after hours emergencies.
Applicants can complete their application online by visiting our website. There is a $65 application fee.

After an application is approved, you will be charged a one time reservtion fee of $175.00. Our office will then send you a welcome email with instructions on items you will need to complete before move in. The first item will be to pay your Lease term Fee. This fee of $125 or $250 is based on our 3rd party screening system. Once those are paid, our office will send you your lease to sign. The prorated rent, pet fees if you have pets, and prorated pet fee (if you have pets) are due before or on your move in day.

You will have a resident portal through rent cafe and you can use our user friendly app or you can go online to rentcafe.com to make you payments.
We do have an amenity fee that is $25.00 a month
Renter's Insurance is required on all occupied units. Our community recommends Resident Shield, but you may use any insurance company. Requirements for renters insurance are as follows:$100,000 in liability coverage and $10,000 in personal property coverage. Contact AEP SWEPCO at 1-888-216-3523 to have the electricity turned on in your name. You do not have to do anything for water
High speed internet comes with your apartment it is through optimum.
Guest are expected to follow property rules and your guest are allowed to stay no more than 7 consecutive days with out prior written consent
No we do not have deposits everything is a fee and fees do not transfer you will have to new fees for the new community/ apartment

You will have a lease termination fee in the amount of $2,000
Your first lease must be for at least 6 months upon your renewal you will have the choices of MTM -15 months.

Maintenance
We will conduct a full make ready check list, test all appliances, fresh paint, professionally clean your carpet or replace carpet if needed, preform a deep clean of the apartment
put in a work order through your resident portal or for emergency work orders call happy co

you will need to call the courtesy officer number and it is a $50.00 cash fee
You are allowed to hang pictures and mount Tv’s you are not allowed to paint walls
